Window & Glazing Seal Repair
Most commercial window and storefront leaks come from failed seals, not broken glass. We replace perimeter sealant, glazing gaskets and sill flashing to stop leaks and drafts.
Where seals fail
- Perimeter sealant between the frame and the building, which cracks and pulls away with movement and UV exposure.
- Glazing gaskets and tapes that hold and seal the glass in the frame, which shrink and harden with age.
- Frame joints at corners and mullion intersections, sealed at the factory or in the field.
- Sill flashing and end dams that collect and drain water, which can be missing or failed.
Doing sealant work properly
Running a new bead of caulk over an old one rarely lasts. Proper sealant repair means cutting out the failed sealant, cleaning and priming the surfaces, installing backer rod for the right joint depth, and tooling a sealant compatible with the frame and the wall material. Joint size and movement capability matter, especially on long runs and between different materials.
Gasket replacement
Glazing gaskets that have shrunk leave gaps at the corners where water gets in. Replacing gaskets usually means removing the glass stops or pressure plates, pulling the old gaskets, and installing new ones of the correct profile, with corners sealed. On some systems the glass must be removed and reset.
Testing the repair
After repairs on a chronic leak, we water test the area to confirm it is dry. If water still gets in, the source is elsewhere and we keep looking, rather than calling the job done.

Window & Glazing Seal Repair questions
Do not see your question? Call and talk to a glazing specialist.
Can you stop my window from leaking without replacing it?
Usually. Most leaks are sealant, gasket or sill problems that can be repaired.
How long does commercial sealant last?
Typically 10 to 20 years depending on exposure, movement and quality of installation.
Why does caulking over the leak not work?
New caulk does not bond well over old failed sealant and usually does not address the actual water entry point.
Do you water test after repairs?
Yes, on chronic leaks we test the repaired area to confirm it is dry.
