Door Closer, Pivot & Hinge Repair
A storefront door that slams, drags, sags or will not latch is a security problem and an accessibility problem. We repair and replace closers, pivots and hinges so doors close smoothly and lock every time.
Symptoms and what usually causes them
- Door slams shut: closer has lost fluid or needs its speed adjusted.
- Door will not latch: latch speed set too low, closer weak, or door out of alignment.
- Door drags on the floor or frame: worn bottom pivot or sagging hinge.
- Door swings past open or will not stay open: failed closer arm or hold-open, or a damaged floor closer.
- Oil on the floor or door: leaking closer that needs replacement.
- Door is hard to open: closer spring set too strong for accessibility requirements.
Closers
Storefront doors use overhead concealed closers in the header, surface-mounted closers, or floor closers under the threshold. Closers are hydraulic, and over time seals wear and fluid leaks out, especially in heat. A leaking closer cannot be refilled reliably and should be replaced. We match the replacement to the door weight, size and traffic, then set closing and latching speeds.
Pivots and hinges
Offset pivots carry the weight of most aluminum storefront doors, and the bottom pivot takes the most wear. When it wears, the door drops and drags. Continuous hinges, which run the full height of the door, spread the load and are a durable upgrade for high-traffic doors and doors that have been hard on their pivots.
Accessibility settings
Accessibility standards limit how hard an interior door can be to open and how fast a door can close. A properly adjusted closer meets those requirements while still latching the door securely. We set and check both every time we service a door.

Door Closer, Pivot & Hinge Repair questions
Do not see your question? Call and talk to a glazing specialist.
Can a leaking door closer be repaired?
Not reliably. A leaking closer has failed seals and should be replaced.
Why does my storefront door drag?
Usually a worn bottom pivot or sagging hinge. Replacing it lifts the door back into position.
What is a continuous hinge?
A hinge that runs the full height of the door, spreading the load and holding up well on heavy-traffic doors.
Can you make my door easier to open?
Yes. We adjust or replace the closer to meet accessibility opening force while still latching securely.
